JAN. 12, 2022 | RIO–Martin County’s Local Planning Agency gave approval for master site plan for Rio Marine Village.
The plan includes 192 residential units, made up of townhomes and apartments; three restaurants; retail buildings; and refurbished boat basins with marinas.
The project borders on Northeast Dixie Highway, Northeast Rio Pine Lane and Northeast Glass Drive.
The project would span 15.5 acres and be developed in seven phases.
Developer Josh Simon’s company, FLP Holdings, must complete stormwater-discharge requirements and update plans to move Rio’s roundabout to the east.
The County Commissioners will meet Jan. 25 to discuss the plan.
If approved, the developer expects to break ground sometime in 2023 with the completion of all seven phases within three years. Once completed, Rio Marine Village will have replaced existing seawalls, added 39 boat slips, and dry-dock storage for 90 vessels.
